Shopping Offers WNC

I was recently asked the question about shopping offers from another broker so I will quote my Broker In Charge notebook's note on the matter:
One subject that has been unethical for some time but recently ruled illegal is the concept of "shopping the offer(s)". "Shopping the offer" does not refer to disclosing the existence of other offers on a property, but rather, to disclosing to competing parties any or all of the terms of the existing offers. Obviously such a practice would give undue advantage to subsequent offerors and the concept of a "level playing field" has been destroyed. Rule 58A.0115 states that "a broker shall not disclose the price or other material terms contained in a party's offer to purchase, sell...real property to a competing party without the express authority of the offering party."

August 7, 2010 Slow Down Look Around


With the end of summer so very near it's hard to believe that our most popular season is just around the corner. For those of you that are new to the area, October 15 is considered to be peak season in Western North Carolina. That is just shy of 2 months from today. Then the leaves are gone and we desperately hope for snow. That is what is best about living in Western North Carolina, we look forward to those silly flakes. We don't dread them.

If you like to ski there are certainly plenty of slopes to be had including Beach, Sugar, Cataloochee and Wolfe Laurel. Ok, I'll stop that snow talk insanity.

Today was a beautiful day in Max Patch and the whole of Fines Creek and Pisgah National Forest. I find myself in awe even thought it's been almost 20 years since I first set foot onto these hills. Clients often ask me if I ever don't see them like I did before. The answer is yes and no. I love these mountains more today then yesterday because they have healed, provided, taught and entertained me for so long that I can't help but love them more.

My visit to the Cliffs at Walnut Cove Asheville NC

Recently the LandCrazy.com Offices were invited to take a look around at the Cliffs at Walnut Cove. I have to say that although I am more of a remote, farmy kind of girl I was very much impressed with this very evolved development. Yes, it had paved roads and development. I mean, after all that is exactly what it is but something about it caught me off guard. The Wellness Center and the Nature Center and the overall feeling of protections and the outdoors. Wow...Impressive. I am not a golfer so since that is not the itch I want to scratch, golfcourse communities are just part of what we do and what we sell. But what I also loved about the Cliffs is that it is kind enough to cater to the non golfer in the family. The Wellness Center is simply over the top and a place where I would find myself in daily.
The folks at The Cliffs were very informative and generous with their time. They are a proud and knowledgable group and took their time to share with us that which makes them special.

Acreage and Pricing
There is nothing more frustrating than setting a price on a property. In all these years I have never known or met a property owner who agrees with market value. NEVER! Listing price can be a very touchy subject. The number that you put out there is the reality of the market place yet it is never received softly. We always want a bit more than we can have. Property owners are no different. The business of determining property value as a real estate broker is not necesarily my favorite part on the listing check list. But it is the most important. The one that will determine everyones fate.
From a property owner perspective I understand the want and need to push the envelope. From a broker perspective I understand the fine line between true value, under value and simply over pricing. Overpricing seems to be the safest of moves but it turns out that it is the most damaging. There is nothing worse to the market of a property than the cloud of missed market value.
A market like this makes matters even worse because instead of determining how the property has appreciated a broker is determining how bad has depreciation affected the property. In eighteen years I've never seen anything like this but because of the cyclical nature of this business I knew one day I would.
The best bet is always to get an certified appraisor to value your property. For one, the banks that finance the buyer will need one anyway. Then list it at appraised value. Not appraised value plus commission. The comps that have been used had the commission included in the list and sale price already. No sense in adding value that is not true.
These are interesting times we are living and market value is elusive at best. In the past the foreclosure comp would be thrown out of the equation. Today the foreclosure comps are the rule and not the exception. What a great time to be a buyer. Really, what a great time.

Fletcher Flyer North Carolina

Riding in the car with the windows down and pointing at everything around me is good but riding my Trek Bicycle in the Fletcher Flyer this year beats so much out of first place. I have ridden multiple days and long distances so the mileage was not threatening. The land, views, farms, barns, houses, birds, roads and all of it was inspiring. My friend Rolando had shared with me how pretty his ride had been last year but nothing compared to the experience of riding it on my bike. Fletcher and Mills River are a very scenic area here in the mountains. To ride it with the wind in my ears was a special kind of Sunday treat for me and my friends.
What I like best about cycling events in North Carolina is that you see all those people who have a love for cycling like I do. Some are more diehard than others but in the end the love of the outdoors and the thrill of cycling is what drove 900 plus participants to the event.
The ride was well organized and supported. The weather participated and the pollen behaved itself. No nose assault on this pretty little Sunday. Thanks Rolando, Jim and Tom for riding it with me. Thanks for laughing when I fell (jk). Thanks for sharing your Sunday and cycling love with me. See you on the next one for sure I will see you on the next Fletcher Flyer.
If you are thinking about relocating to the area you should look into road cycling. It will get you outdoors, burn loads of calories and keep a perma-grin on your sunkissed face. See you out there my friends.

Welcome Barbara Sweeney

I met Barbara while looking at a property in Rutherford County, North Carolina and I instantly liked her Broker style. It is educational and instructional.
